Periodic rental inspections: protecting the property and the relationship

A short inspection once or twice a year catches leaks, damage and safety problems early. With proper notice, most tenants welcome it.

Small problems found early are cheaper to fix: a slow leak under a sink, a loose railing, a dead smoke detector.

Give proper notice

In Florida, section 83.53 generally allows entry for inspections and repairs with reasonable notice, which the statute describes as at least 24 hours' notice, entering between 7:30 a.m. and 8:00 p.m. Check the lease too.

What to check

  • Under sinks and around toilets and water heaters.
  • Smoke and carbon monoxide detectors.
  • AC filter and the condensate line.
  • Windows, doors and locks.
  • Signs of pests or unapproved occupants or pets.

Our inspection checklist keeps it consistent.
