Giving tenants notice to enter

Florida landlords generally must give reasonable notice before entering a rental, except in emergencies. A written notice with a time window is simple and clear.

Under section 83.53, a landlord may enter at reasonable times to inspect, make repairs or show the unit. For repairs, reasonable notice is at least 24 hours, and entry is between 7:30 a.m. and 8:00 p.m. In an emergency, the landlord may enter at any time.

A good notice includes

  • The date and time window.
  • The reason: repair, inspection, showing.
  • Who will enter.
  • A contact if the time does not work.

Our notice to enter builder writes the notice and checks the timing.
